Investing in Commercial Real Estate via REITs

Real Estate Investment Trusts (REITs) are an efficient way for many investors to invest in commercial and residential real estate businesses. As an investment, REITs combine the best features of real estate and stocks. They give an investor a practical and effective means to include professionally-managed real estate in a diversified investment portfolio.

A REIT is a company that owns, and in most cases, operates income-producing real estate such

as apartments, shopping centers, offices, hotels and warehouses. Some REITs also engage in

financing real estate.



Who Invests in REITs?

Tens of thousands of individual investors own shares of REITs. Investors typically are attracted to REITs for their high levels of current income, capital appreciation and the opportunity for moderate long-term growth. These are the basic characteristics of real estate.

Why Should I Invest in REITs?

REITs are total return investments. They typically provide high dividends plus the potential for

moderate, long-term capital appreciation. Long-term total returns of REIT stocks are likely to be

somewhat less than the returns of higher risk high-growth stocks and somewhat more than the

returns of lower risk bonds. Because most REITs also have a small-to-medium equity market

capitalization, their returns should be comparable to other small to mid-sized companies.
